Oak Hills West

74 Duplex Homes in Menifee, CA

Closed on 80 acres of unentitled land in northwest Menifee adjacent to Sky View by Woodside Homes. The property was zoned Low Density Residential (LDR-1) with a General Plan land use designation of Residential (2.1-5 R). Secured a 37-lot tenetative tract map for condomium purposes utilizing the city's clustering development provision to reduce the minimum lot size and preserve 64 acres (roughly 80%) of the site as natural open space with a conservation easement. Secured state and federal agency permits, onsite mitigation approvals, offsite mitigation credits, final engineering and formed a community facilities district.

North Canyon Ranch

157 Single Family Homes and 50 Senior Townhomes in Simi Valley, CA

Entitling a 160-acre residential development located just north of the Simi Valley Town Center. Seeking a Environmental Impact Report, General Plan Amendment, Zone Change, Planned Development Permit and Tentative Tract Map for 207 homes. The proposed project modifies the location of the Medium Density Residential, Moderate Density Residential and Open Space boundaries. Once approved, the development will also require state and federal agency permits and LAFCo annexation approval.

Oak Road South

57 Small Lot Single Family Detached Homes & One Triplex in Simi Valley, CA

Entitling a 5.7-acre infill residential development located on Oak Road just south of Los Angeles Ave. and north of the Arroyo Simi. Seeking a General Plan Amendment, Zone Change and Tentative Tract Map for 60 homes including three deed-restricted affordable homes utlizing the State Desnity Bonus Law. The proposed project upzones the Residential Medium Desnity (RM) and Residential Moderate Density (RMod) parcels to Residential High Density (RH). Also secured a Letter of Map Revision (LOMR) from the Federal Emergency Management Agency (FEMA) to update the effective Flood Insurance Rate Map.

Ocean Knoll

Luxury Ocean View Estate Homes in Encinitas, CA

Entitled and acquired a 2.3-acre infill residential development site located on Bonita Drive north of Melba Ave. just north of San Deguito High School. Secured a Tentative Tract Map, Design Review Permit and Coastal Development Permit utilizing the State Density Bonus Law to create an exclusive enclave on a private cul-du-sac. Processed final engineering, construction drawings and building permits for the farmhouse-style semi-custom homes that range from 4,600 to 5,100 square feet. Entitling an infill residential development site located on Manchester and El Camino Real just north of Encinitas Country Day School. Seeking a Tentative Tract Map, Design Review Permit and Coastal Development Permit utilizing the State Density Bonus Law to create an exclusive enclave on a private cul-du-sac.
